Is the valuation really free of charge?
Yes. For you as the owner it's free and non-binding — even if you decide against selling, or against us as your agent.
When will I hear from you?
On business days, within 24 hours — most often the same day. The written assessment follows within a few days, depending on the property.
Will I be contacted afterwards?
One initial conversation, one assessment — and from there you alone decide whether and how to continue. Your details won't be used for follow-up marketing.
What is the assessment based on?
On actual closed sales, current asking prices for comparable properties, and our ongoing market work in Hannover and the region — not on automated valuation models.
Do you also value properties outside the city of Hannover?
Yes. We work across the entire Hannover Region — the city of Hannover plus all 20 surrounding municipalities, from Neustadt am Rübenberge and Wedemark in the north to Springe and Pattensen in the south. For locations outside this area, please reach out to us individually.
Do you actually earn money with the free valuation?
Directly: no. The assessment is free for you. Indirectly: we work with the expectation that some of the owners we advise will later ask us to handle the sale. From experience, this happens in roughly one out of three conversations — the other two thirds say thank you, keep their assessment, and go their own way. Both outcomes are fine with us. Knowing this lets you read the assessment with less pressure.
Why don't you recommend an online valuation?
Because online tools compute from postal-code averages and street-level estimates. They don't know your floor plan, your condition, your neighbourhood — or you. In the Hannover region we regularly see deviations of 10 to 25 percent between online valuations and the actual sale price. That's fine as a rough ballpark. For a decision you might only make once in your life, it's not precise enough.
Are you really unbiased if you want to sell the property afterwards?
Honest answer: we are not neutral appraisers, we are estate agents. But our business model only works if our assessments are accurate — a price set too high leads to long marketing times and eventually to unhappy owners. That's why we assess realistically, even when it is uncomfortable. If you need a formally independent expert appraisal (for court proceedings or tax purposes, for example), we recommend an independent expert appraiser — that typically costs between €800 and €2,500.
We are a community of heirs — how does a valuation work in that case?
Very often the first reason for a valuation. For the free assessment we don't need consent from all heirs — one person from the group is enough as a contact. If a sale follows later, all co-heirs must sign; we also coordinate that step for you.
What broker fees can I expect if I commission you later?
The commission follows standard market rates and is agreed individually and transparently in the broker contract. Who carries which share depends on the property and the specific situation, no surprises with us.
What if I'm only planning to sell in one or two years?
A common situation. The assessment already gives you a solid anchor today. It is reliable for about ten to twelve months; when you later move forward seriously, we update it for you free of charge. Until then we won't get in touch — you come back to us when the time is right.
What happens if I decide not to sell after all?
Nothing. You keep your written assessment, we remove you from our list, there are no follow-up emails and no cold outreach. An assessment is reliable for about ten to twelve months — if you get in touch again in two years, we will happily update it for you.
